Deep Tenant Screening

We strive to get your property rented quickly, but feel it is important to get the RIGHT tenant versus finding the tenant FAST! By investing more time up front and finding the BEST tenant for your rental, it will create improved long term results.

Oftentimes people think they just need to do a quick credit check and verify employment but there's more to it than that. Our high quality tenant screening process digs deeper. Our screening process is not just based on a credit score only - we take a comprehensive look at the overall applicant. This process has proven to be extremely successful. We gather extensive information such as:

  • Credit check
  • Employment verification
  • Eviction history check
  • Criminal history check
  • Landlord Verifications
  • Pet Screening (if applicable)

For your protection, West End adds layers of security by verifying tenant income and requiring ID Verification.

Income Verification

When an applicant receives our request to verify their income, they are prompted to choose one of the following options: (1) connect to their online bank account, (2) connect to their online payroll provider, or (3) upload their most recent pay stub.

We'll work with our partner to provide results in your database and compile verified data into an Income Report. When available, the Income Report will contain information about the applicant's annual income, income to rent ratio for the property they applied to, and the sources of income.

ID Verification

While background and criminal checks provide insights to help you decide on whether to approve an applicant, ID Verification helps to ensure that the applicant you are approving is actually who they say they are. ID Verification is embedded into the online rental application, automatically prompting applicants to verify their identity when they apply.

ID Verification helps answer three key questions:

  1. Is the applicant a real person?
  2. Is the applicant's ID valid?
  3. Is the applicant the genuine owner of the ID?

Using robust, trained models, ID Verification also performs additional checks to see if an applicant is using a stolen identity or a synthetic identity. Never heard of a synthetic identity? It's a fake identity that combines real personal information, like a Social Security number, with fraudulent or fabricated information.

  • Stress Free Rent Pledge – We stand by our pledge to place the best tenants, but if a tenant doesn't perform and needs to be evicted, West End will cover up to $1,000.00 in eviction/legal/court costs on your behalf.

  • Stress Free Pet Pledge – Sometimes pets make mistakes, so West End will cover up to $1,000.00, above and beyond the security deposit, for any damages caused by approved pets during their tenancy.
