Oftentimes people think they just need to do a quick credit check and verify employment but there's more to it than that. Our high quality tenant screening process digs deeper. Our screening process is not just based on a credit score only - we take a comprehensive look at the overall applicant. This process has proven to be extremely successful. We gather extensive information such as:

- Pet Screening (if applicable)
For your protection, West End adds layers of security by verifying tenant income and requiring ID Verification.
Income Verification
When an applicant receives our request to verify their income, they are prompted to choose one of the following options: (1) connect to their online bank account, (2) connect to their online payroll provider, or (3) upload their most recent pay stub.
We'll work with our partner to provide results in your database and compile verified data into an Income Report. When available, the Income Report will contain information about the applicant's annual income, income to rent ratio for the property they applied to, and the sources of income.
ID Verification
While background and criminal checks provide insights to help you decide on whether to approve an applicant, ID Verification helps to ensure that the applicant you are approving is actually who they say they are. ID Verification is embedded into the online rental application, automatically prompting applicants to verify their identity when they apply.
ID Verification helps answer three key questions:
- Is the applicant a real person?
- Is the applicant's ID valid?
- Is the applicant the genuine owner of the ID?
Using robust, trained models, ID Verification also performs additional checks to see if an applicant is using a stolen identity or a synthetic identity. Never heard of a synthetic identity? It's a fake identity that combines real personal information, like a Social Security number, with fraudulent or fabricated information.

How does West End Management and Leasing Services handle lease agreements?
We prepare comprehensive lease agreements that protect the property owner's interests while complying with all relevant laws and regulations. Our team also ensures that all parties fully understand the lease terms. -
Who signs the lease?
In continuing our full transparency approach, West End constructs the lease on behalf of our clients and sends it to both parties (tenant/owner) for final review and signature. This approach allows for FULL DISCLOSURE of the exact terms and fees of the lease for their property.

Does West End charge the tenant any fees I'm not aware of?
Although there are companies that do charge tenants for "move-in" fees and "renewal fees" and keep the funds, West End does not unnecessarily charge the tenant fees. -
What kind of financial reporting can I expect?
Owners receive detailed monthly financial reports through our secure online portal. These reports include all income and expenses related to your property, giving you a clear picture of your investment's performance. -
What happens if a tenant needs to be evicted?
Our team is experienced in handling evictions in compliance with state laws. We manage the entire eviction process, from serving notices to representing the property owner in court if necessary. -
How are maintenance and repairs handled?
